We use our property several times a year - why do we need a Management Agent?
You wouldn't leave your principal home unattended for months at a time and the same applies to your home in Spain. Not only is the property subject to the effects of possible water damage, electrical problems, weathering and vermin but La Manga Club also has one of the highest humidity levels in Spain and if the property is not aired frequently then your furnishings will start to show signs of mould, damp etc. Also, when you arrive in your second home do you really want to start cleaning - or would you prefer to arrive to a pristine and welcoming environment ready for you to relax straight away? Design Home Management have many years of experience and extensive knowledge of the particular buildings at La Manga Club and the maintenance work necessary for their upkeep. The wide range of services that we can provide range from: painting/ plumbing/ carpentry/ electrical work/ building works/ installation of air-conditioning/ heating units/ installation and maintenance of swimming pools & heating pumps/ interior design and all other major aspects down to changing a light bulb or replacing broken glass. Design Home Management also undertake and can indeed oversee all new build from start to finish and have a superb working relationship with La Manga Club's leading architects. We have a wealth of knowledge of all individual properties and have our own highly skilled maintenance team along with all the contacts and local knowledge for anything that you would require. Additionally, you are secure in the knowledge that all tradesmen used by Design Home Management are highly skilled and fully qualified.
How do I know my financial commitments in Spain are being met?
We offer a full accounts service that will ensure that all your payments are made.In order to make your life easier we collect and administer all your bills and accounts providing you with one simple statement showing all your commitments and will make sure all your bills are paid on time, providing there are sufficient funds held in your account.We aim to eliminate any confusion you may have with language, taxation or Spanish procedures. In the case of local rates and Community Fees we will ensure that you receive any relevant discounts.
My property in Spain is an investment - how can you provide me with the highest revenue return?

We are, therefore, in a position to guarantee selected properties up to 20 weeks annual rental income - and in some cases as high as 52 weeks - yes 52 weeks. We also offer 'buy back' rental weeks which you may purchase from us.Many of our property owners consider this option as being the best and most viable way to maintain their Spanish investment. We don't always know when we want to use our property - if we rent it out will we be free to use it when we please?
Our prime consideration is you the owner and the enjoyment of your home. To be as flexible as possible we require that you give us an indication of the weeks that you will require for your own use and we will make sure that your home is free and waiting for your arrival.Any changes to this we will try to accommodate - all we would ask is that you telephone us and either write or email us to ensure that we have not placed any rentals in your home for that period and then we will be happy to block it off for you. We are always mindful that it is your property and you should be free to enjoy it whenever you wish.
How do I know that there will be no damage to my property?
All rental clients leave a damage deposit in the form of a blank credit card slip - this is only returned to them after the property has been thoroughly checked. We will assist you in providing secure cupboards for any personal belongings and our inspectors will be delighted to provide a full inventory check at the start of each rental season. Full in-going and out-going cleaning will ensure that you property is maintained to the high standards you expect for yourself. Accidents, however, do happen and for your own peace of mind we require all rental properties to have full insurance cover.
How will I know when my property is to be occupied?
Because of our unique online booking system which assumes unless you have advised us otherwise that your property is available, rental clients may be able to book your property at all times 24hrs a day. As soon as we receive a confirmed rental we will inform you either by e-mail, fax or post. Should you wish to double-check dates or make a booking of your own, you can email, fax or phone us and we will block off those dates for your personal use.
