Our office hours are 9 am to 6 pm Monday to Saturday and our friendly staff in our La Manga Club office will be happy to help with any enquiries or difficulties that you may have. From time to time Spanish Bank Holidays mean our offices are closed in which case there is an emergency number as below for emergencies only. Please be advised Design Home Management offers this service on a 24hr basis, 365 days of the year !
If you have an EMERGENCY out of office hours whilst at La Manga Club please dial 9 for the Community Operator or call the following mobile telephone number: 64 98 12839.
As our staff work long hours we would ask that this number only be contacted in a genuine emergency for something that cannot wait until the following day.If you lose your key or leave it in your property by mistake, our office will be pleased to assist. If this happens outside of normal office hours, however, there will be a minimum call out charge of 90 Euros plus IVA.

Repairs & Maintenance
During the course of your regular property inspections various maintenance/repair situations may arise. These will be notified to you immediately and we will be happy to provide you with our own, most competitive quotations. If the repair is of an emergency nature, unless we have been issued with specific instructions not to carry out any work on a property for which we can accept no responsibility if not dealt with immediately, the repair will be attended to and billed to the owner.
Plant Watering and Dehumidifying
We are happy to water any indoor plants for you in your absence and also to open/air your property outside normal monthly inspections. These services will attract extra charges which we will be happy to quote you on request. We also provide a dehumidifying service for your home which includes the emptying of the machine every two days. Again this will attract an extra charge which we can quote you upon request. We can also arrange, subject to suitability of your home, to plumb in a self draining machine into an appropriate waste. Prices available upon request.
Full Accounts Service
We can offer clients full peace of mind with our Accounts Package. Owners of property in Spain have many compulsory charges that have to be paid by a certain date to prevent charges of interest and fines. Examples of such charges on La Manga Club are La Manga Club Fees, Individual Community charges, electricity and local county rates.No additional Service Charges will be levied. All payments are subject to cleared funds being held with Design Management on behalf of the owner and exclude Urbana Tax.
This service is 600Euros per year.
Service Charge
Design Home Management will pay suppliers on behalf of an owner from cleared funds held on an owners account. This is a service for those owners who do not want to take advantage of our Full Accounts Service but may need the convenience of this method of payment on an ad hoc or emergency basis. Minimum service charge is 30 Euros plus IVA per transaction.Each transaction charge excludes the cost of any telephone calls, faxes, couriers etc. which will be charged accordingly.
Urbana Tax
Urbana Taxes are local rates issued by the local county hall, in this case Cartagena. These rates are levied on the value of the property as assessed by the Town Hall. Normally your conveyancing solicitor is responsible for lodging this payment into your bank account after the purchase completion. Where this has not been effected, bills can often go missing which is turn attracts a fine and interest if not paid by the specified date in August each year. Design Home Management are happy to collect the notification for the Urbana Tax from the Town Hall in Cartagena on your behalf and pay for it from cleared funds if the above has not been actioned.

Translation Service
Our bilingual team are always on hand to help with any translations from Spanish. This service will attract an extra charge which is available on request.
Annual Vehicles Care
This service includes the regular start up of the engine and making sure that the vehicle is road worthy. It does not include supplying of parts, fuel or battery and attracts an extra monthly charge available upon request.
Swimming Pool Cleaning
Design Home Management are delighted to announce the opening of our very own specialist Pool Cleaning division for all of our private properties at La Manga Club with their own swimming pools.
With so many swimming pools and such high standards to maintain Design Home Management have found it vital to control quality levels and speed of cleanliness to employ our own specialist pool cleaning staff and equipment.
At all times of year (especially though in the traditional summer swimming seasons of May - October) it is essential that all pools are visited on a twice weekly basis to ensure chlorinating / hygiene levels are maintained at all times.

Booking Fee
Each booking given to us by an owner whether it be for their family or a private rental guest will attract a minimum booking fee of 50 Euros plus IVA per booking. This charge is necessary to cover all paperwork, key collection and ancilliary services provided by our reception and Design Team.
Call Out Charges
We are happy to accompany owners/guests to their properties on request. This will attract a charge of 30 Euros plus IVA per accompanied visit.
Food Packs
Food Packs are available for order and either E-Mailed or faxed to our reception for preparation and deposit in your home for your arrival. All prices for food items are detailed on the food pack order form and do include a handling charge for the service.
Butano Gas Bottles
We can arrange for full Butano Gas bottles to be delivered to your home to replace the empty one. Where bottles do not exist contracts need to be arranged with the Butano Gas company for all new gas bottles. Design Management will be happy to arrange this for you. All services attract an extra charge which are available upon request.
Baby Sitting Service
Design Management can provide reliable, mature baby-sitters who will sit with your children whilst you enjoy time alone. Hourly rates are available upon request and may vary according to times of the day or night they are required.
Fax & Telephone Charges
Design Home Management office is happy to send/receive faxes on your behalf and provide telephone facilities for your use. There will be charges levied for this service.Please note that Design Management reserves the right to charge owners an administration fee should the sending and receiving of faxes and telephone calls become excessive. These costs will be individually assessed on a retrospective basis.
Laundry
Design Management operate a full laundry service. Also, if you would like us to collect dirty linen from your property, take it to the laundry and return it when cleaned we will be happy to do so. Prices are available upon request.
Security
Design Home Management can only take responsibility for the property or any of its contents when we are sole key holders. Should the owner arrange for any maintenance work direct with contractors and wish us to provide keys, then we must have written authorisation to do so and cannot then be deemed to have responsibility for the property or its contents.It is the owner's responsibility to make sure that the property and its contents are properly insured against any damage or theft.
Full Inventory
A full inventory of the property's contents is required by Design Management, These can either be prepared by an owner or by a management inspector. Inventories are essential when the property is very much in use by rental guests. Also an inventory will become invalid should there be a break in or the property's contents be damaged and an insurance claim needs to be made. The price for making a full inventory will depend on the size of the property and the time spent. If an owner prepares an inventory, charges will still apply for checking the same to the property's contents. No responsibility can be taken by Design Management should items go missing that are not on an inventory that is in possession of Design Management.
